MANDELA HOMES IS A 276 UNIT DEVELOPMENT FOR FAMILIES THAT ORIGINALLY OPENED FOR RESIDENTS IN 1971 IN BOSTON. THE DEVELOPMENT IS COMPRISED OF TWO SEPARATE SITES, EACH FLANKING SHAWMUT STREET WITHIN A FEW BLOCKS OF EACH OTHER. THE PROPERTY FACED SEVERAL SUBSTANTIVE CAPITAL EXPENDITURES IN THE PAST, AS A NUMBER OF SYSTEMS AND COMPONENTS WERE APPROACHING OR EXCEEDING THEIR EXPECTED USEFUL LIVES. ANTICIPATED NEAR-TERM NEEDS INCLUDED PARKING AREA AND WALKWAY SURFACE REPAIRS, THE CONTINUATION OF HEATING AND DOMESTIC HOT WATER EQUIPMENT REPLACEMENT, VENTILATION SYSTEM IMPROVEMENTS, POSSIBLE WINDOW SYSTEM REPLACEMENT, WALL INSULATION IMPROVEMENTS, ROOFING REPAIRS AND SUBSEQUENT REPLACEMENT, COMMON AREA REDECORATION WORK, AND THE CONTINUATION OF IN-UNIT UPGRADES THAT INCLUDED KITCHEN CABINETRY AND BATHROOM FIXTURE REPLACEMENTS. OUR PROJECT CONSISTED OF REPOSITIONING THE PROPERTY. A PARTICULAR EMPHASIS WAS BRINGING THE PROPERTY UP TO CURRENT ADA STANDARDS.
